At Versatile Real Estate Company, LLC (“VREC”), we respect and uphold intellectual property rights in accordance with U.S. federal law, including the Digital Millennium Copyright Act of 1998 (17 U.S.C. § 512), and applicable Texas state laws regarding copyright and intellectual property protections. This policy outlines our commitment to preventing copyright infringement on our websites, platforms, and services (collectively, the “VREC Sites”).
1. Intellectual Property Rights Protection
VREC strictly prohibits the unauthorized use, reproduction, distribution, or display of copyrighted materials on any VREC Sites. Users posting content on VREC Sites agree not to upload, transmit, or share any content that infringes on the intellectual property rights of others. Violations of this policy may result in the removal of infringing content, suspension or termination of user accounts, and potential legal action.
2. Reporting Alleged Copyright Infringement
If you believe your copyrighted work has been copied or used on any VREC Site without your permission, you may submit a formal Notice of Copyright Infringement. To ensure compliance with the DMCA and Texas copyright laws, your Notice must be:
In writing, either by email or physical mail.
Include your full legal name, mailing address, telephone number, and email address.
Provide a clear description of the copyrighted work you claim has been infringed, including registration details if available.
Identify the specific content on the VREC Site that you allege infringes your copyright, including the exact URL or location.
Contain a good faith statement asserting that the use of the material is unauthorized by you, your agent, or the law.
Include a statement, made under penalty of perjury, that the information in the Notice is accurate and you are authorized to act on behalf of the copyright owner.
Be signed with your physical or electronic signature.
3. Counter-Notification Procedure
If you receive a notice claiming that your content infringes copyright and believe this claim is mistaken, you may submit a Counter-Notice containing:
Your full legal name, mailing address, telephone number, and email address.
Identification of the content that was removed or disabled and its previous location (URL).
A statement, under penalty of perjury, that you have a good faith belief the content was removed or disabled due to mistake or misidentification.
Consent to the jurisdiction of the Federal District Court in your district (or, if outside the U.S., the Federal District Court for the Western District of Texas), and agreement to accept service of process from the original complainant.
Your physical or electronic signature.

5. VREC’s Response to Copyright Claims
Upon receipt of a complete and valid Notice, VREC will:
Promptly notify the user who posted the allegedly infringing content.
Remove or disable access to the infringing material as required by law.
Retain records of all correspondence related to the claim.
If a valid Counter-Notice is received, VREC will:
Forward it to the original complainant.
Restore the removed or disabled content within 14 business days, unless the complainant files a court action seeking a restraining order or injunction against the content.
6. Texas State Law Considerations
In addition to federal copyright protections, Texas law (e.g., Texas Penal Code Chapter 33, related to computer crimes, and Texas Civil Practice and Remedies Code) provides remedies against intellectual property theft and unauthorized use. VREC reserves the right to cooperate with Texas state authorities and law enforcement when appropriate to protect intellectual property rights and enforce this policy.
7. Disclaimer and Limitation of Liability
VREC is not a legal arbiter and does not resolve disputes regarding copyright ownership or infringement merits.
Users are encouraged to seek legal counsel to resolve disputes outside of VREC’s administrative processes.
VREC disclaims any liability for damages arising from removal or reinstatement of content under this policy.
8. Repeated Infringement and Account Termination
VREC reserves the right to terminate, suspend, or restrict access to any user account or content for repeated violations of this Copyright Policy in accordance with the DMCA and applicable laws.
